Current Yields on S&P 500 Index REITs
 *Yields have been calculated using current quarter annualized dividend payments.
Average yield for the 20 REITs included in the S&P 500 Index is 3.5% as of September 30, 2014, almost twice the yield
on the S&P 500 Index, at 1.9%.
Highest yields among S&P 500 Index REITs are offered by all 3 of the Health Care REITs, including HCP Inc at 5.5%, as well as
Health Care REIT at 5.1% and Ventas at 4.7%.
Lowest yields among S&P 500 Index REITs are provided by both of the Specialty Cell Tower REITs, including American Tower
at 1.5% and Crown Castle at 1.7%.
List of S&P 500 Index REITs has been updated to include Crown Castle, included prior to REIT conversion, Essex Property Trust ,
added April 2014, and General Growth Properties, restored to the S&P 500 Index during December, 2013.

Total Return for S&P 500 Index REITs for 2013 ranged from decline of (15%) for HCP Inc to high of 27% for Host Hotels & Resorts. Total return
includes 2013 price change, as well as actual cash dividends distributed for 2013, with yield calculated on price as of December 31, 2012.
